Lead inspections

A surface-by-surface assessment that identifies where lead-based paint is present in a property, on which components, and in what condition. Pricing depends on square footage and on the number of rooms and components to be assessed.

An inspection tells you where lead is. On its own it does not tell you what corrective work to perform. That is a decision you make with a licensed contractor once you know the facts.

Dust wipe & clearance testing

Sampling of settled dust on floors, window sills, and window troughs. These are one and the same test: dust wipe sampling is exactly what is performed as clearance after lead abatement. Lead dust is the most common exposure route for young children, and it is invisible.

A surface can look clean and still fail. Lead dust is fine and it clings. Sweeping and ordinary household vacuuming frequently do not remove it, which is why clearance testing exists.

Testing of items, food & soil

Paint is not the only source. Lead turns up in imported goods, in some spices and traditional remedies, and in soil around older buildings and roadways with an industrial history.

We do not test drinking water. Water is difficult to test reliably at the point of use. Request the water quality report from your municipal supplier, who is required to test and publish results.

Radon inspection & testing

Indoor radon measurement to establish the concentration in the occupied space. Pricing is quoted according to the turnaround you need.

The EPA action level is 4.0 pCi/L. At or above that figure, the EPA recommends taking action. The EPA also notes that reducing levels between 2 and 4 pCi/L can be considered, since no level of radon is entirely free of risk.

How pricing works.

There are two separate costs, and they are always stated separately: our inspection or consulting fee, and the laboratory cost when a specimen requires analysis.

Laboratory costs are not included in consulting or inspection fees and are billed separately to the customer. They vary with the requested turnaround. Faster results carry a higher laboratory fee.

You receive the full estimated cost, fee plus laboratory, before any work is scheduled.

How long does an inspection take?

It depends on the size of the property and the number of components being assessed. We'll give you a duration estimate when we quote the work so you can plan your day.

Do I need to be there?

We would like someone over 18 to be present. They can provide access and answer questions about the building's history, which usually makes the visit quicker. It is not required. For contracted work we simply need access to the property. Radon measurement needs access to place and collect the equipment, but nobody has to stay on site while it runs.

When will I get results?

That depends on the laboratory turnaround you choose. We confirm the expected timeframe before any specimen is submitted, and we let you know if the laboratory reports a delay.

Is the report a legal document?

No. The report documents what was found and measures it against the applicable state guidelines. It is a technical record of the conditions observed, not a legal determination or a certificate of compliance.

If you need the report for a regulatory requirement, a transaction, or a legal proceeding, confirm with that agency or your attorney what documentation they require before the work is scheduled.

Do you perform mitigation or abatement?

No. ANEM Consulting LLC performs inspection, testing, and consulting only. We do not perform radon mitigation, lead abatement, or renovation work.

This is deliberate. When the company performing the test also sells the corrective work, a conflict of interest exists. If your result calls for action, we can recommend lead abatement contractors we work with, or help you identify an IEMA-licensed radon mitigation professional. You hire them directly.

Do you test drinking water?

No. Water is difficult to test reliably at the point of use, and a single result tells you very little on its own. Your municipal water supplier is required to test the supply and publish the results, so start there and ask them for the annual water quality report.

Do you cover all of Illinois?

Yes. We serve properties throughout the state of Illinois. If your property is a long distance out, tell us the location when you make your request and we'll account for it in the quote and the scheduling.

My property was built after 1978. Should I still worry about lead?

Lead paint is far less likely, but paint is not the only source. Soil, water, imported ceramics, some spices and traditional remedies, and antiques can contain lead regardless of when the building itself was constructed.

Radon was already tested in my neighborhood. Isn't that enough?

No. Radon levels vary house to house depending on soil, foundation construction, and ventilation. Two adjacent homes can return very different results. The only way to know your property's level is to measure it at your property.
